We have been monitoring the current circumstances and have been trying to find better ways to make sure we are prepared for whatever the future may throw at us, and if possible even find a way to thrive. Ascension was initially formed to find a path for our friends and family to share in the large investments that we were pursuing in Multifamily. But personally, and over the last year we’ve also done many smaller deals privately.
Two of those has been working with C-stores in the state of Georgia, and given Darsit’s nearly 20 year experience with acquiring, building and operating them along with other retail, we can see that there will be opportunities in the next few months that will give us all a room to invest as well.
We expect that as the business cycle runs its course in the next few months, we can work with banks, brokers and owners to leverage our specific background to make this a path for investments that could support a significantly sized fund. Given our experience, we have more exit options in this arena than we have in other investment options:
- Opportunities as landlords renting to tenants on a NNN basis for cashflow over a long period
- Looking for sales opportunities that produce significant capital gains in the open market in 3-5 years, as prices start to normalize
- In the most difficult circumstances, take advantage of our operational experience and take over operations, and once again re-lease the premises at a premium rent, pursue a refinance or outright sale.
To this end, we’re creating the Ascension Opportunity Fund. We’re looking to create a $3-$5m fund that will produce 10% cash-on-cash returns with an equity stake in the investment. In the near future, we’ll be hammering out the details of the fund to all interested parties.
